Name the water honestly. If it is a walk, the photographs should not imply a private beach. If it is frontage, aerials can prove it.
Holiday houses need outdoor living and parking in the set. Apartments need layout. Do not copy one sequence onto the other.
Changeover windows are normal. Provide access and a reset; do not expect a full furniture restyle in forty minutes.
Twilight is for decks and evening harbour atmosphere. Skip it if the property does not live outside after dark.
