Sales photography is about the asset: rooms, flow, street presence, a buyer imagining ownership. Stay photography is about the night: where you sleep, where you cook, whether the outdoor table works, whether the view is real.
That changes styling and shot list. An Airbnb set will linger on amenities and guest flow. A sales set may emphasise empty proportion and street context. Using a sales gallery on Airbnb often feels cold. Using a stay gallery on a sales portal can hide the architecture.
Some properties need both. An investment home going to market while it still books as a stay can be photographed in one visit with two edits, if the brief is set before the shoot.
